Who Qualifies for a DSCR Loan

DSCR loans qualify the property, not you. If the rent covers the payment, you qualify.

You Qualify If

  • Credit score 660 or higher (some programs go to 620)
  • Down payment of 20% or more
  • Property generates rental income (or you put 30%+ down for No-Ratio)
  • Non-owner-occupied investment property
  • As little as 0-3 months of reserves (program-dependent)
  • SFR, 2-8 unit, condo, or townhome (townhomes qualify as SFR)
  • US citizen, permanent resident, or foreign national
  • Self-employed, W-2, retired, or any income source
  • Closing in personal name, LLC, or trust
  • No limit on number of financed properties

This May Not Be Ideal If

  • Credit score below 620 (most lenders require 660+)

A DSCR (Debt Service Coverage Ratio) loan qualifies you based on the property's rental income, not your personal income. The lender divides the monthly rent by the monthly mortgage payment (PITIA). If the ratio is 1.0x or higher, the property qualifies. No W-2s, no tax returns, no employment verification. Available on single-family homes, 2-8 unit properties, condos, and townhomes in all 50 states.

Most DSCR lenders require a 660 FICO minimum. Some programs go as low as 620. A 740+ score opens up the broadest set of programs across our lender network.
